Tenant Find:

The Tenant Find Package covers all the activities necessary to find new tenants and create a suitable tenancy.

The core tenant introduction package includes the following activities as standard:

Initial rental appraisal
Advise on any improvements which may increase rental value
Advise on gas, electrical & furniture safety
Take colour photographs of the property
Marketing and advertising
Install 'To Let' board outside property (no cost option)
Screen prospective tenants prior to property viewings
Accompanied viewing
Tenant & guarantor referencing if necessary
Preparing a tenancy agreement
Collect the advanced rent & deposit
Hand-over keys on move-in day
Transfer balance of advanced rent to landlord's nominated account at start of tenancy
Transfer Security Deposit to landlord.
Create standing order for future rent payments
Basic inventory check of property.

Let & Rent Collection:

Includes all of the above activities under tenant find as well as the following:

Tenant sign in at property
Rent collection service (via standing order)
Monthly statement of rent accounts
Rental arrears management (i.e. we do the chasing and related administration work)
Rent transferred to landlords account within 7 working days of cleared funds

This package would suit a landlord who can deal with the maintenance side of things but does not want to hassle of checking rental payments made and dealing with any defaults or non payments.

Let and Full Management:

Includes all of the activities listed above in tenant find and rent collection plus the following:

Quarterly internal and external inspections
24 x 7 property maintenance plan and management of emergency repairs - includes dealing with things like:
Burst pipes / Leaks
Break-in or vandalism
Failure of water, gas or electricity supply or installation
Breakdown of central heating system or hot water system.
Blockage or flooding of drains and sewers
Pest & infestation

This package is ideal for a landlord who wants his investment looked after professionally and with the minimum of hassle.

It is inevitable that some Landlords will want to take care of the whole letting process themselves. We do not disagree with this if you have been handling the tenant finding, vetting and credit checking of suitable tenants, drawing up tenancy agreements, collecting deposits and rental payments and the rest. What we can offer you is a custom made package to suit your time and budget, eg we can break down what we offer in all our letting packages into bite sized options for a reduction in our fees.
